It is beautiful but when it rains not so good river overflows. Whoever would pay 1000 a month to just have a mobile home sit on the lot?? U kidding?? After your home is paid off even in the suburbs all u have left are utilities reduced taxes and fire ins. Less than 500 a month. Y would u put out 1000 a month to live ther?? RIDICULOUS!!

Quiet, 40+ trailer park along the Fox River. Moderate trailers. Pool. Laundry, exercise room nothing to brag about. They need to improve plowing services. Quiet, safe area. Good location for shopping and downtown access, yet hidden away.
I've been renting for over a year and am basically dissatisfied! The place is quiet, and in a very nice location, but mismanaged! Often, when I go to the office during working hours NO ONE is there. They have a drop box to leave rent checks, but credit them 2 or 3 days after they're left, and then assess late fees. Phone calls are rarely if ever returned by property or corporate management. No wonder they have a D- rating with the BBB. If they're understaffed I'm sure they could find many residents interested in part time office and maintenance work, but they choose to hire outsiders! I'm tired of the water being shut off over night for repairs! It's been shut off more times here in one year, than everywhere I've lived for the last 60 years, combined! The lot rents are steep, and units very close together except for a few coddled owners who have homes on the river on about 4-6 lots, yet are only paying for one! Roads & curbs need repair. Lake is badly clogged with smelly algae because they won't fix the aerators! The place is overrun by skunks, with little evidence of a trapping program. I can encounter a half dozen or more on a dog walk after dark in warm weather! Management is dog friendly, but the individual who publishes the monthly homeowners newsletter is biased against large dogs, & rants regularly about the larger ones in the park, but neither addresses the fact that the park is overrun with aggressive small dogs of the top biting breeds, that the owners have little control over, nor the skunk issue! I've yet to see statistics published by him from the Elgin police documenting which dogs are biting in this complex if any! I have no idea what they're doing with all of the rental revenues each month. Glad I didn't buy here!
